Start where you are

Four common starting points.

Many people fit two at once, such as a self-employed first-time buyer or an investor with W-2 income. Start with the one that matters most today.

Buying your first home

Learn California first-time buyer rules, what you'll need in cash to close and how to plan a comfortable budget.

Self-employed or 1099

When tax returns don't show your full income, bank-statement, P&L or 1099 documentation may be options, subject to lender approval.

Compare full-documentation and alternative options

Refinancing or cash out

Compare a rate-and-term or cash-out refinance with your current loan, including the new costs, before you decide.

Explore refinance options

Buying a rental

Investment-property financing depends on the property, how you'll hold title and lender rules; some options look at the property's rental income.

FHA down payment assistance

SmartBuy: FHA assistance without a first-time-buyer rule.

First mortgageFHA loanYour main home loan.
Second loanSmartBuy assistanceA separate loan, secured by the home.
Each loan has its own disclosures. Guide illustration: not to scale, no amounts.

Loanguru Mortgage offers SmartBuy for buying a primary home: an FHA first mortgage plus a separate assistance loan toward the down payment or closing costs. You don't need to be a first-time buyer, but you must live in the home, and it must stay your primary residence while the assistance loan is in place. Program and lender eligibility rules apply.

  • Forgivable or repayable. A forgivable assistance loan is forgiven only if you meet the program's conditions; until then it's a lien on your home. A repayable one is added debt with its own interest and repayment terms.
  • Compare total cost. A first mortgage with assistance may be priced differently, so weigh the total cost of borrowing, not just the cash you need upfront.

Online quotes don't price or model SmartBuy; its eligibility and terms are reviewed with you directly.

Also available: CalHFA Dream For All Loanguru Mortgage offers CalHFA Dream For All, a separate shared-appreciation down payment assistance program for eligible California homebuyers. Program eligibility, voucher requirements and funding availability are determined by CalHFA. CalHFA Dream For All updates ↗

Good questions

The things buyers actually ask.

What happens after I see my rates?

You see the options returned for your scenario: rate and APR together, the principal-and-interest payment, any points or lender credit, mortgage insurance where it applies and estimated closing costs, with the full breakdown one tap away. Quote results are estimates, not a loan approval or rate lock. If you'd like help reading them, talk with Sam.

How much down payment do I actually need?

It depends on the loan program and how you qualify. Some programs allow lower down payments, and FHA down payment assistance through SmartBuy may help with the down payment or closing costs, under its own rules. Online quotes don't include assistance, so ask Sam about SmartBuy.

Do you finance investment properties?

You can price an investment property in the online quote by choosing Investment. Some options look at the property's rental income; which programs fit depends on the property, how you'll hold title and lender rules. Read about DSCR loans or talk with Sam about your plan.
