How a P&L loan works.

A licensed tax professional — typically your CPA — prepares a profit & loss statement covering a recent period, and underwriting derives your qualifying income from it. Some programs use the P&L alone; others pair it with a couple of months of bank statements to sanity-check the revenue. Either way: no tax returns, no W-2s, no explaining 2022 to a committee.

Who wins with P&L.

Business owners whose books are tighter than their bank statements — multiple accounts, heavy transfers, or revenue that lands in ways deposit-counting mangles. Owners whose income is climbing fast, where a current-period P&L reflects reality better than a two-year-old return. And anyone whose CPA relationship is solid, because the CPA is the co-star of this loan.

P&L vs. bank statement — the honest comparison.

Bank statement loans reward clean, steady deposits. P&L loans reward clean, professional books. Messy deposits but great bookkeeping? P&L. Simple single-account cash flow? Can I prepare the P&L myself?+

The programs are built around professionally prepared statements — that's what gives the document its weight. Your numbers, their letterhead.

What period does the P&L cover?+

Typically the recent trailing period — current-year-to-date, sometimes with the prior year. We'll match the window to the program.

Will anyone check the P&L against anything?+

Some programs cross-check against limited bank statements; all of them expect the document to be truthful. This is a documentation-flexible loan, not a fiction-friendly one — and that's exactly why it still exists in 2026.

Is a P&L loan good for buying a rental?+

It can be — though for pure investment purchases, compare DSCR first, where the property's rent does the qualifying.
